One of my most memorable transactions was closing on a home that was actively in foreclosure status with the bank. As you know, it takes an act of God to convince the bank to take a home out of foreclosure status and trust you to sell it quickly. But that is exactly what happened. Not only was I able to sell the house quickly but selling the home as a short sale instead of having it foreclose, put my clients in position to purchase another home in three years instead of seven years. My clients were ecstatic to say the least.

In another transaction, I listed a beautifully renovated home that generated 8 offers in three days and quickly went under contract. The CONVENTIONAL appraisal came back $30,000 UNDER list price. The seller, buyer, buyer’s agent, and I were all shocked to say the least. I’m not a licensed appraiser, but I reached out to the appraiser as I felt he used a comp that was “questionable”. I then suggested the seller reject the appraisal and re-list the home. The seller trusted me, and the home sold 30 days later for $30,000 OVER list price. That was a difference of $60,000 in the seller's bank account. $60,000! Money my clients could now use to build generational wealth for their family.
